A finca is a country house rented whole, usually with a pool, for a group or a family. These numbers come from rental listings published on Finkeros as of August 21, 2026. How we calculated this
We took every published, visible rental listing, excluded deleted ones and filtered out prices outside the range of COP 50,000 to COP 10,000,000 per night. That filter is necessary: some rental listings have sale prices typed in by mistake, and without filtering them the average for Pereira came out at thirty million pesos per night.
Then we calculated the median, not the average. With samples of twenty listings, a single extreme value moves the average and tells you nothing useful.
We only included municipalities with ten or more listings. Below that, the figure is not informative.
What these numbers don't tell you
They are asking prices, not prices paid. It is the amount the owner publishes. What is finally agreed can be lower, especially for long stays and in the off-season.
Some listings quote per person. That is why Montenegro shows COP 190,000 and why the low end of Melgar's range goes down to COP 55,000. Before comparing, ask whether the price is for the whole finca.
They are not peak-season prices. During Semana Santa (Holy Week, the week before Easter), the week between Christmas and New Year's, and on puentes festivos (three-day holiday weekends, since Colombia moves most holidays to Monday), these figures don't apply. At those times you normally pay more, with a minimum number of nights.
Finca size is not controlled for. A municipality with a supply of large fincas shows a higher median without costing more per person. Pereira is the clear example.
What you can conclude
That the neighboring municipality almost always has a better price. Carmen de Apicalá is twenty minutes from Melgar and its median is 30% lower. La Vega is half an hour from Villeta and its median is half. Dagua is close to Cali and its median is a third.
That is the most useful finding in the whole table: moving twenty kilometers (about twelve miles) from the trendy destination changes the price far more than haggling does.
