What Is a Finca Aprobada on Finkeros

A Finca Aprobada (verified finca) is a rental finca, a country house rented whole for a group or a family, whose listing and owner have been checked by the Finkeros team and whose approval is still current. It shows a green certification seal on its listing, and it appears above unverified fincas in search results.

The seal applies only to rental fincas. Fincas for sale are not approved: their verification process is different, and it is handled directly between the buyer and the owner.

What travelers get

• Someone checked that the finca exists. We check that the photos match the property and that the contact details are real and answered.
• A complete listing. Location, capacity, price and photos good enough to know what you are booking.
• A way to complain. If something doesn't match the listing, write to us and we review the case; an approved finca can lose the seal.

What owners get

• Priority in search. The search engine ranks featured fincas first, then approved ones, and last those with no active service. Between two approved fincas, the one approved or renewed most recently comes first.
• More clicks on the same listing. The seal is the first thing people look at before they wire money to a stranger online.
• A place on the destination pages. Approved fincas lead the town pages, which are the ones that get traffic from search engines.

How to get your finca approved, step by step

1. List your finca, or open the one you already have listed from Mis fincas (My fincas). 2. Complete the listing: at least five photos of your own, taken recently, the real capacity, the price per night and the exact municipality. 3. Apply for approval from your finca's page and pay for the yearly service. 4. Verification. We contact the owner and review the listing. If something is missing, we tell you exactly what to fix. 5. Approved. The seal stays active for the period you paid for. Before it expires we remind you to renew; renewing moves the finca back to the top of search results.

Frequently asked questions

How long does approval last?

The standard period is one year from the date it is activated. You can renew at any time: if you renew before it expires, the remaining time is added to the new period, not lost.

Does approval guarantee the booking or the payment?

No. Finkeros is a listings site: the agreement, the payment and the stay are arranged directly between the traveler and the owner. What the seal guarantees is that we verified the finca exists and checked the details of whoever listed it.

Can fincas for sale be approved?

No. The Finca Aprobada seal applies only to fincas rented by the night.

What happens if my finca stops meeting the requirements?

We remove the seal. This can happen because of photos that don't match, contact details that don't answer, or repeated complaints from travelers.

What is the difference between Aprobada and Destacada?

Aprobada (approved) is about verification: it says the finca was checked. Destacada (featured) is about visibility: it puts the finca in the top spots on the home page and in search results for the period you paid for. They are separate services, and you can have both.
