Booking a finca (a country house rented whole, usually with a pool) for four people is easy. Booking for twenty is a logistics problem where almost everything that goes wrong could have been asked about beforehand. These are the eight questions people ask once they've been burned.
1. How many beds, and what kind?
"Sleeps twenty" can mean ten beds and ten floor mattresses. Ask for the breakdown: how many doubles, how many singles, how many bunk beds, how many mattresses. It is the difference between a happy group and an argument on the first day.
2. How many bathrooms, and how many with a shower?
The number that matters is not bedrooms but showers. One bathroom for every six people is the bare minimum when everyone wants to head out at the same time.
3. Is there a reserve water tank?
In tierra caliente, Colombia's hot lowlands, there is water rationing in the dry season. Twenty people and a pool use a lot of water. Without a tank, a six-hour cut ruins the day.
4. What about noise, and until what time?
If the finca is in a gated community, there are almost always rules and a curfew. If it is rural, ask about the neighbors. Getting it in writing keeps the security guard from showing up at eleven at night to shut the party down.
5. When was the pool cleaned?
Ask for the date, not whether it "is clean". A pool that twenty people used on Saturday is not the same on Sunday.
6. What does the kitchen include?
How many pots, how many seats at the dining table, whether there is an extra fridge or just one. Cooking for twenty with kitchenware for six is the most common mistake.
7. What are the cancellation policy and the deposit?
An anticipo (deposit) of 30% to 50% is normal. Get in writing what happens if the group shrinks, because with large groups someone always drops out.
8. Can a bus or van get there?
Many rural fincas have an unpaved driveway or a steep slope. A twenty-seat bus can't always make it up. Ask about the condition of the last five hundred meters.
What they won't tell you
The price per person is misleading. A finca at COP 1,200,000 per night for twenty people comes to COP 60,000 a head, less than one at COP 600,000 for eight. But if it has three bathrooms, you pay for the savings standing in line.
Second: for large groups it pays to look outside the trendy municipality. Anapoima has the highest median price in the corridor near Bogotá, at COP 900,000 per night across 87 listings, while Melgar is at COP 500,000 across 34 listings, as of August 21, 2026. Twenty kilometers (about twelve miles) from the trendy destination, the same money goes a lot further.
